About · us

A New Jersey Roofing Company Built Around Replacement and New Roofs

Colonial Roof Service is a roofing company in New Jersey that does a short list of things: roof replacement, new roof installation, the roof repairs that come up along the way, and the gutters and gutter guards that go with a roof. Keeping the list short is deliberate. Most of what goes wrong with a roof happens at the edges, where shingles meet flashing, walls, valleys and gutters, and those edges are easier to get right when one crew is responsible for all of them.

Much of the housing in North and Central Jersey went up between the 1920s and the 1970s: colonials in Essex and Union, Cape Cods and split-levels across Middlesex and Bergen, larger colonials out in Somerset and Monmouth. A lot of those roofs have been re-covered more than once. So every job starts the same way, with an inspection on the roof and in the attic, a count of the layers, and photos. If a repair will hold, we say so. If the roof is done, we explain why and put the full scope in writing.

What You Can Expect From Us

Most roofs in New Jersey get replaced once every twenty-odd years, so most homeowners only go through it a couple of times. Here is how we run a job, so you know what you are comparing when the quotes come in.

  1. 01

    An inspection you can see

We go on the roof and into the attic, and photograph what we find. You see the same pictures we use to write the estimate.

  2. 02

    Every line on paper

Tear-off, decking allowance, underlayment, flashing, ventilation and shingles are priced separately, so you can compare quotes line by line.

  3. 03

    Down to the deck

On a replacement we strip the old layers and check the sheathing before anything new goes on, instead of hiding problems under another layer.

  4. 04

    Built for Jersey winters

Ice-and-water shield at the eaves and valleys, and attic ventilation that keeps the roof deck cold and dry through freeze-thaw season.

  5. 05

    Roof and gutters together

If the gutters are tired, we replace them in the same project so the new drip edge and gutter line meet properly.

  6. 06

    A clean site

Tarps over the landscaping, a magnet sweep for nails, and the dumpster gone when the job is done.

What to expect, start to finish

1

Free inspection

We look at the roof, the flashing and the attic, count the existing layers and take photos. If a repair will do, we will say so.

2

Written estimate

You get an itemized estimate with the scope, materials and price, and time to compare it with other quotes.

3

Scheduling and installation

We book the job around the forecast, tear off the old roof, repair the deck where needed and install the new system. If your home needs a permit (attached homes, three-plus family buildings or structural changes), we sort that out first.

4

Walk-through and cleanup

We walk the finished roof and gutters with you, sweep for nails and haul away every scrap.

Roofing Company FAQs for New Jersey Homeowners

(877) 298-2340
+ How much does a roof replacement cost in NJ?
For a typical Cape Cod, split-level or modest colonial, an asphalt shingle roof replacement in New Jersey usually runs about $8,000 to $15,000. Larger or steeper roofs, extra layers and rotted decking push it higher. Your estimate itemizes each of those.
+ What does a new roof cost in New Jersey?
A full new roof on a 1,400 to 1,800 square foot home commonly falls between $9,500 and $16,000. A roof for a home addition that ties into the existing roof is a smaller job, often $2,800 to $5,200.
+ Do I need a permit to replace my roof in NJ?
Usually not for a detached single-family or two-family house. New Jersey's construction code treats replacing the roof covering on those homes as ordinary maintenance (N.J.A.C. 5:23-2.7). Townhouses, twins and row houses, buildings with three or more units, structural changes, and some historic districts are different, so check with your municipal construction office in those cases.
+ How long does a roof replacement take?
Most single-family roofs are torn off and replaced in one to three working days. Weather is the main thing that moves the schedule.
+ Should I repair or replace my roof?
Repair if the damage is isolated and the rest of the roof has life left. Replace if leaks keep coming back in different places, the shingles are curling or bare across most of the roof, the deck is soft, or there are already two layers, since code does not allow a third.
+ Do you install gutters and gutter guards with a new roof?
Yes. Replacing gutters during a roof job is the best time to do it, because the new drip edge can be set to drain straight into the new gutter.
+ How do I check that a NJ roofing contractor is registered?
New Jersey requires home improvement contractors to register with the Division of Consumer Affairs. You can search any company by name on the Division's website before you sign a contract.
